Ice Dam Meltwater in an Upstairs Ceiling: Buffalo Triage
The stain on your bedroom ceiling in February is roof meltwater backing up under the shingles. Removing the ice is only half the job.
A brown ring spreading across an upstairs ceiling in the middle of winter is almost always an ice dam, not a roof leak in the ordinary sense. The shingles are fine. The cause is heat, not snow
Snow on a roof acts as insulation. Heat escaping from the living space warms the underside of the deck, the bottom layer of snow melts, and that water runs down the slope until it reaches the eave — which overhangs unheated space and stays below freezing. There it refreezes into a ridge of ice.
Each subsequent melt cycle adds to the dam and backs standing water up behind it. Asphalt shingles shed water flowing downhill; they are not a seal against water sitting still and being pushed uphill by depth. It works its way under the courses, through the deck, and into the assembly below.
Buffalo gets the conditions repeatedly: substantial snow that stays on the roof, then a stretch where daytime sun melts the upper slope while air temperature at the eave never rises. A well-insulated roof with proper ventilation stays uniformly cold and forms no dam at all, which is why two houses on the same street perform completely differently.
What you can do from inside
Relieve the ceiling if it is bulging. Trapped water in a plaster or drywall ceiling is heavy and comes down all at once. A small hole at the low point, with a bucket underneath, drains it in a controlled way. Power to that room's circuit goes off first.
Do not climb on the roof and start chipping. Ice removal from a ladder in winter causes serious injuries every year in this region, and a hammer or an axe destroys shingles and gutters in the process. Roof rakes used from the ground on the lower few feet of slope are the safe version, and calcium chloride in a fabric sleeve laid across the dam will open a channel without damaging the roof. Rock salt corrodes flashing and kills whatever is planted below.
What the water did that you cannot see
The visible stain is the endpoint. Water entered at the deck, ran along the top of the ceiling, soaked the insulation, and pooled wherever a joist or a top plate stopped it. Blown-in cellulose holds water like a sponge and compresses permanently when saturated, which means the R-value in that bay is gone even after it dries.
Exterior wall cavities are the usual second location, because water reaching the top plate follows the stud bay down. That produces a stain on the wall below, or no stain at all and a mold problem discovered in spring. Buffalo's older housing stock frequently has plaster over wood lath, which holds moisture longer than drywall and hides it better.
Drying an attic assembly in February
This is the part that gets done badly. Air movers pointed at a ceiling stain do nothing for wet insulation above it, and the attic is at outdoor temperature where a standard dehumidifier barely functions.
Saturated insulation comes out. That is not optional and it is most of the labor. With the bays open, the deck and framing get dried and monitored with equipment suited to cold conditions, and the ceiling itself is evaluated for whether it can dry in place or has to come down. Plaster that has been wet through often stays sound; plaster that has separated from the lath does not.
We log readings at marked points until the framing matches unaffected areas. In an attic, that takes longer than people expect, and calling it finished early is how a January leak becomes a June mold claim.
Making it not happen again
Air sealing the attic floor comes before adding insulation. Every gap around a light fixture, a bath fan, a plumbing stack, or an attic hatch delivers warm air directly against the deck. Sealing those and then bringing insulation up to depth keeps the roof cold, which is the entire objective.
Ventilation has to be continuous from soffit to ridge. Insulation stuffed into the eaves blocks the soffit vents, which is extremely common in houses that have had insulation added without baffles.
Confirm that bath and kitchen fans exhaust outside the building rather than into the attic. A fan discharging into an attic in Buffalo produces frost on the underside of the deck all winter and a mysterious leak during every thaw.
